MAINTENANCE

Fire alarm testing.

Annual NFPA 72 testing of panels, devices, and notification, through licensed testers, with the reports where they belong.

THE SHORT VERSION

What fire alarm testing covers

Fire alarm testing verifies the whole chain once a year: the control panel, every initiating device from pulls to detectors, the horn-strobes people depend on, and the connection to the monitoring company that calls the fire department.

NFPA 72 sets the standard and licensed testers do the work. The deliverable is a report listing every device tested and every deficiency found, filed where the marshal can read it. Buildings fail on paperwork more often than on hardware.

WHAT GETS TESTED

What an annual fire alarm test includes

Control panel

THE BRAIN

Functions, trouble conditions, and standby batteries tested; programming verified against the building.

Initiating devices

EVERY ONE

Pull stations, smoke and heat detectors, and duct detectors each activated and confirmed at the panel.

Notification

HEARD + SEEN

Horn-strobes verified for coverage and function, because a silent alarm is no alarm.

Monitoring path

OFF-SITE

Signals confirmed end to end with the monitoring company, so an activation becomes a dispatch.

COMMON FINDINGS

What fire alarm tests usually find

The classics: standby batteries past their service life, detectors aged out or painted over, devices that activate but never report, and horn-strobes blocked by renovations.

Each is minor on test day and serious the day the system is needed. The annual test exists precisely because these failures are silent until then.

SCHEDULING IT

Fire alarm testing without disrupting tenants

Alarm testing makes noise by definition, so the schedule matters: off-hours for offices, coordinated windows for tenants, and advance notice so the monitoring company doesn't dispatch trucks to a test.

A tester who plans that with you is doing the job; one who just shows up is creating your next complaint.

QUESTIONS

Straight answers.

How often is fire alarm testing required?

Annually under NFPA 72 for the functional test of panels, devices, and notification, with some components on more frequent checks. Local requirements can add to it.

Who can test a commercial fire alarm?

Licensed fire alarm contractors. Verify the license, and make sure the monitoring company is notified so testing doesn't trigger a dispatch.

Does testing disrupt the building?

It makes noise, briefly and on purpose. Scheduling around occupancy and giving tenants notice keeps a required test from becoming a complaint.

What happens to deficiencies found?

They're listed in the report with corrections priced. Fix them inside the window, re-verify, and the file closes. Open deficiencies age badly with marshals and insurers.
