EV CHARGING
Level 2 commercial EV charging.
The workhorse of workplace and tenant charging: right-sized, load-managed, and installed clean.
THE WORKHORSE
What Level 2 charging does for a property
Level 2 commercial EV charging is the standard answer for buildings where cars park for hours: offices, apartments, hotels, and retail. It adds roughly 15 to 30 miles of range per hour, which turns a workday or an overnight stay into a full battery.
It is also the affordable tier. The equipment is a fraction of DC fast cost, it runs on 208 or 240 volt power buildings already understand, and one circuit feeds one to two ports cleanly. For most properties, the right question is not whether to install Level 2. It is how many ports, and where.

TENANTS AND GUESTS
EV charging as an apartment amenity
For multifamily and hospitality, chargers are an amenity now, like in-unit laundry was a generation ago. EV drivers filter their search by it. A property with charging keeps tenants who buy an EV instead of losing them at renewal.
Billing software handles the fairness question: drivers pay for what they use, the property sets the rate, and the meter never argues. Most owners set pricing to cover electricity plus a little margin.
EMPLOYEES AND CUSTOMERS
Level 2 charging for workplaces and retail
Workplace charging is a benefit employees can see from the parking lot, and it doubles as a sustainability line that is actually true. Retail and hospitality use it differently: a charging stall holds a customer on site for an hour, and dwell time is revenue.
Either way the operating cost is modest, and utility rate plans built for workplace charging keep the electricity bill boring.
THE PROCESS
How a Level 2 installation goes in
01
Site walk
Panel capacity, stall locations, and the run between them get measured. This sets the real price.
02
Design and rebates
Port count, circuit plan, and make-ready applications, filed before construction so funding applies.
03
Install and energize
Trench, conduit, wire, mount, inspect. Simple sites take days; pavement cuts add time.
04
Activate and bill
Chargers join the network, pricing gets set, and drivers start paying for their own electricity.

QUESTIONS
Straight answers.
How fast is Level 2 charging?
Roughly 15 to 30 miles of range per hour, depending on the charger and the car. Parked-for-hours buildings rarely need more.
How many ports should a property start with?
Most start with two to four and pre-run conduit for more. Adding ports later is cheap if the pipe is already in the ground.
Can tenants be billed for the power they use?
Yes. Networked chargers meter each session and charge the driver's card. The property sets the rate.
Does Level 2 need an electrical upgrade?
Often not for small port counts. A site walk confirms capacity; load management can stretch a full panel without an upgrade.
